Our calculator applies a portion of projected productivity to our estimated value. The drivers of value are density and payroll amount. The higher salary ranges would be most relevant for professional organizations with high-income employees in a dense space; the lower ranges would be most applicable as payroll costs go down and density decreases.

Maintaining an engaged workforce has been challenging due to the disruptions related to the Covid pandemic and the corresponding disruption to the labor market. According to SHRM, an employee who leaves an organization voluntarily can cost a company anywhere from six to nine months of their base salary. According to Terra Staffing, in 2021 the average cost of replacing an entry-level employee is 33% of that salary.
In a recent study, the Work Institute characterized ten major reasons why employees leave their job. The predominant reasons are professional development (22.2%), manager behavior (11.3%), and relocation (10.2%). Interestingly, well-being (8.4%), job characteristics (8.1%), work environment (5.2%), and work-life balance (12.0%) combined for a total of 33.7%. Our calculator assumes an average rate where employee turnover is voluntary and can be delayed or avoided.
Our calculator is income-driven, and we ask for employment numbers by salary range. We apply our benchmarks from readily available research. There are direct costs to replacing employees that include recruitment, advertising, employment agency costs, onboarding, drug testing, occupation testing, training, and the cost of ramping up performance.
The Estimated Value Range
The calculator is not an exact tool. Every case has factors that make it unique, and the calculator attempts to estimate the positive impact on an organization that adopts high-performance building practices. While the calculator is intended to capture the economic values of the possibilities, other factors should also be considered.
